CHECK IN/OUT INSTRUCTIONS & HOUSE RULES

WELCOME TO THE HISTORIC TWIN TUDORS INN  - After reviewing the Check In/Out instructions and House Rules for your property please let us know if you have any questions prior to your stay.  After Check In be sure to walk around and familiarize yourself with property let us know right away if there are any issues so that we can address them and you can enjoy your stay. Select the appropriate property below for details specific to your stay.  Staff availability will be limited after published Check In times.  Thank you for booking with us. CHECK IN (5:00PM-9:00PM): Please ring front/side doorbell upon arrival and show your photo id. Then we will send you the door codes that will work on front and side doors. Walk through whole property  upon entering and let us know if you have any questions. Early Check In @ 1:00PM or 3:00PM can be requested upto 7 days prior to move in date for a pre-determined rate. Fee for late requests are increased by 50%. You are only eligible for Early Check In after verifying property availability, cleaning staff availability, early checkin fee payment, and owner approval.

KP1400 PARKING: Two off-street spots on North side of property just off 22nd Street.  Additional onstreet parking on North and West side of property. Do not park or block the neighbors driveways or the alley behind the house. 
KP1404 PARKING: Three off-street parking spots behind the property.  Main Avenue is a residential street so please be respectful of neighbors by not blocking driveways/alleys or making exits difficult from their driveways.  On street parking is available in front of 1400 South Main Ave, 1404 South Main Ave and preferably on 22nd Street which is much wider.


SECURITY SYSTEM: Security system control panel is located in kitchen on the shelf of the built in at top of stairs.  First responders will be dispatched in case of an emergency that is automatically system triggered or manually triggered using keypad.  If the alarms are going off at property and it is a non emergency please text and call owner immediately to let them know the situation because they will likely be receiving a call or alert shortly from security company and need to make a split second decision on weather to dispatch first responders.  Disabling security system for any reason is against house rules and puts guests and property at risk.

WIFI: Network and Password will be sent via text after check in.

COMMON AREAS: Common areas are for all guests to enjoy. Please keep common areas clean and free of personal items. These areas are shared with all guests on property. These areas include hallways, bathrooms, stairwells, entryway, parlor, dining room, kitchen, laundry area, yard, parking area, porch, and patio. If you do turn on any lights in common areas please turn them off when finished. 

PORCH/PATIO:   Enjoy the patio which includes tables, chairs, and grill.  Please respect neighbors and other guests by keeping it down during quiet hours.  Please refrain from keeping doors open this will help prevent insects from entering property as well as maintain temperature within property.   

HEATING/COOLING: Temperature is difficult to regulate in a large historic property; therefore, the thermostat is locked and on a seasonal daily schedule. The Heating/Cooling system is preset to adjust temp based on outside temp, season, and activity. Blankets and oscillating fans are provided in each room to allow guests to help guests personalize temperature to thier own needs. If outside doors/windows are left open, the Heating/Cooling system will automatically bump up/down temperature then eventually shut off if doors or windows are left open for an extended period of time. This is done when it is warm and humid to protect Heating/Cooling system from damage due to system overload. Doors/Windows left open in the cooler months will lead to excessive heating costs and freezing/breaking pipes. Leaving outside windows or doors open is explicitly against house rules.  To best regulate temperature in both KP1400 and KP1404 during all seasons keep outside windows and doors closed plus doors/curtains to basement and attic loft closed.  For guest safety whenever the fire alarm goes off it does automatically shut off the heating/cooling system and will need to be turned back on manually by the owner.

TV & MUSIC:  Roku TV's will be in Guest Mode which will allow you to sign into your personal streaming accounts (Netflix, Hulu, Sling TV, Spotify, Pandora, Sirus XM, etc).  Live TV available via Roku Channel.  Local channels are (KELO-CBS, KSFY-ABC, KDLT-NBC, KTTW-FOX). Roku Guest Mode will automatically logout of your streaming accounts if you properly enter checkout date at Roku Guest Mode welcome screen.

BATHROOMS: Full bathrooms near bedrooms and basement. Towels and toilet paper are located in drawers/cabinets inside and near bathrooms.

GUEST ROOMS: Extra linens, blankets, and pillows if needed are in bedroom closets.

BREAKFAST: We highly suggest trying breakfast at Josiah's, MB Haskett, or Phillip's Ave Dinner they are all great and located in Downtown Sioux Falls on or just off Phillip's Ave between 12th and 6th Street. Be sure to tell the owners and staff that you are staying at the Historic Twin Tudors Inn @ Mc Kennan Park.

RESTAURANTS/BARS: Head to Downtown Sioux Falls along Phillip's Ave and Main Ave between 12th and 6th Streets to enjoy great bars, restaurants, wineries, microbreweries, ice cream, desserts and more. Venture across the Sioux River by heading East at 8th Street/ Phillips Ave to enjoy the Riverwalk and East Bank areas.

TRANSPORTATIONSioux Falls offers Lyft, Uber, Taxi, Downtown Trolley, & Bus Services. 

ENTERTAINMENT: Checkout Pettigrew Museum, Siouxland Heritage Museum, Washington Pavilion, Sculpture Walk, Historical Neighborhood Tours, Great Plains Zoo, McKennan Park, Japanese Gardens, Bike Trails, St Joseph's Cathedral and of course our city's namesake Falls Park.

GUEST LAUNDRY: Washer and dryer located in basement near bathroom.

DISHWASHER: We recommend only using gel not powder or gel packs in dishwasher for best results.

KITCHEN: Please be sure to clean and replace everything where you found it in cupboards and drawers. Please only use available plasticware for any outside dining. If you have extra sealed non-parishable food when leaving we will leave for future guests. Perishable sealed items will be donated to local homeless shelters.

BACKYARD PORCH: Enjoy the backyard and porch which includes Tivoli lighting, gas grill, tables, chairs, and hammock. Please respect neighbors and keep it quiet after 9:00PM.

GARBAGE/RECYCLING: Garbage is picked up every Wednesday. Recycling is picked up every other Wednesday. All recycling goes in one bin together. Yard Waste, If applicable to your property, is picked up every Wednesday Spring through Fall. Bins are located behind KP1404 property. You do not need to move bins they will be picked up in place.

HOUSE RULES: No smoking. No pets. No parties. No theft. No damages. No complaints. No unregistered guests.  Daily Quiet Hours 9:00PM to 9:00AM. If rules are broken, neighbors complain, police/fire dispatched, you could be subject to immediate eviction plus financial and legal penalties. Breaking rules could result in loss of deposit, additional cleaning fees, replacement/repair cost, loss of full cost of reservation, and reimbursement of owners legal fees

NO SMOKING: No smoking/vaping of any kind is allowed inside property, on front porch, on back porch, on side porch, on walkways, on driveways, or within 20 feet of the property.  The only authorized smoking area is outside on the South Patio in areas fully covered by pavers.  All cigar, cigerette, or waste should go directly into the fire pit near the South Patio.

FIREPLACE/FIREPIT: Indoor fireplace is decorative only and should not be used.  You are welcome to use the outdoor firepit located on the KP1404 South Patio. Wood is not provided but mature trees in our neighborhood drop a lot of branches which you are welcome to use.  If you start a fire you are fully responsible for that fire and any result of that fire.  You must fully extinguish the fire before you leave the patio.  Fires are prohibited in dry or windy weather in addition to days where bans are in place due to local or state ordinance/laws.  Before starting fire make sure you have identified and tested  operational  exterior water source and hose to use to put fire out when finished and in case of emergency.

GUEST DETAILS: We would like to have all adults 18 or over listed as guests that will be staying in the property. If you booked on behalf of someone else, please reply actual guests name and cell numbers.

MCKENNAN PARK TUDOR CHECKOUT PROCEDURES

We hope you are enjoying your stay. Please let us know if you would like to extend your stay or need a late check out. We will do our best to accommodate your request pending room and cleaning staff availability. Checkout is at 11:00AM on your final day. Late checkout before 2:00PM will be billed as a half day and after 2:00PM a full day. We need to prepare for new guests by 5:00PM. Please perform the following steps prior to checkout:

1) Please hang dirty towels over closet door in your room.  Do not re-make the beds that guests slept in.  

2) Please take any opened or perishable items you brought with you.  If you would like to donate any extra food contact the Union Gospel Mission it is only a short drive away (701 E 8th St, Sioux Falls, SD 57103 tel 605 334 6732).  They are always appreciative of whatever you can give them.

3) Put all dishes in dishwasher that were used and start load.

4) Transfer any garbage from your room and bathroom to the garbage and recycling in the kitchen.  If kitchen bins are already full you can take out garbage/recycling to bins located behind both properties KP1400 and KP1404.

5) Straighten up property and common areas to leave things the way you found them.

6) Please place Roku TV remote on coffee table in front of TV where it is easy for cleaner to find.

7) Make sure lights, showers, and water faucets are off.

8) Please check the oven, stove, and grill are all cleaned up and turned off.

9) Check house one last time for your items. Don't forget to check under the bed.

10) Make sure to close/lock your room doors plus check all external doors/windows are closed/locked. 

11) Please send a message to let us know you are out of the property. Then most importantly have a great day, a safe trip home, and come again soon.
